Missing: a fine of twice the rent the platform shows.
Every month, by month end
Remit the climate resilience fee, in a different myAADE menu. Airbnb and Booking do not collect it for you.
Late: €100 plus interest.

Registry finalisation. Everything declared locks and flows into E2 rows 60 and 61.
Anything missing or mis-split between co-owners can no longer be fixed.
What hostkeep does
Stay ledger
Dates from your Airbnb and Booking calendars, amounts from payout files, off-platform stays by hand. One row per stay, per registry number. What is due by the 20th, what is done, a reminder before it lapses.
Climate fee
Computed per stay from season, nights and property type. A receipt for the guest in Greek and English. The monthly total to remit, with the exact myAADE path.
Year-end close
Before 28 February: totals per property and per beneficiary for the finalisation table, a reconciliation against what was declared and what the platforms paid, E2 rows 60 and 61 ready for you or your accountant.
What it does not do
It is not a channel manager. It does not push calendars to platforms, message guests, file on your behalf, or ever store Taxisnet credentials. You press submit in myAADE, with the right numbers in front of you.
