The ΑΜΑ for Airbnb and Booking: how you get it and where it goes

You get the ΑΜΑ yourself in myAADE, in the Μητρώο Ακινήτων Βραχυχρόνιας Διαμονής application. Enter the property's ΑΤΑΚ as it appears in your E9 and the number is issued automatically [AADE, short-term rental] [ΠΟΛ.1187/2017 arts. 2, 3]. The ΑΤΑΚ is cross-checked against the property register, so the property must be in your E9 and your right must be something other than bare ownership [FAQ Q31]. Room-by-room letting also needs the square metres; a sublessor also needs the number of the owner's lease information declaration. No documents are uploaded, but entries carry the force of a solemn declaration under art. 8 ν.1599/1986 [FAQ Q48]. No fee is provided for anywhere, though no source states a zero fee either.

One ΑΜΑ per rented unit

Two properties, two ΑΜΑ. The same property on Airbnb and Booking, one ΑΜΑ shown on both. Rooms let separately get one ΑΜΑ each via «Τμηματική Μίσθωση», and a whole flat plus its rooms gets one for the flat plus one per room, up to the flat's area [FAQ Q36-Q39]. For the three-ΑΜΑ business threshold, a flat plus two of its rooms counts as two properties, not three [FAQ Q11].

Where it must appear

The number must accompany the listing in a prominent place on the digital platforms and in every advertising medium [art. 111 §2β ν.4446/2016], so your own site and any classified ad count too.

Airbnb has a dedicated mandatory field: since 1 June 2021 every new listing must supply the ΑΜΑ, ΕΣΛ or ΜΑΓ there, or confirm a narrow exemption [Airbnb, Responsible hosting in Greece]. Do not confuse it with the ΓΕΜΗ number Airbnb collects separately [Airbnb, article 3520]. Booking.com has a generic licence/registration number field, collected during property registration, and says it will close a property for bookings if a required number is not provided; its documented path is Property, General info, and per unit Property, Property layout or Room details, Edit [Booking.com Partner Hub].

ΕΣΛ or ΜΑΓ holders, and ending the ΑΜΑ

Persons under art. 46 §5 ν.4179/2013 take no ΑΜΑ but still record the property in the Registry, display the ΕΣΛ number prefixed «ΕΣΛ» or the ΜΑΓ, and still file the per-stay declarations by the 20th [art. 111 §2γ] [FAQ Q32].

The number stops being valid when you stop being the manager or the property stops being let short-term. Discontinue between the last short-term let and the opening of that year's tax filing, or the property keeps counting towards the three-ΑΜΑ threshold [FAQ Q40]. Any change of owner or manager needs re-registration and a new ΑΜΑ [FAQ Q62] [Ε.2049/2025]. The exception is the restricted Athens and Thessaloniki zones, where from 25/06/2026 an inter vivos transfer deletes the property from the Registry with no re-registration while the restriction lasts [art. 111 §2Γ, added by art. 5 ν.5313/2026].
